Pinetree Hill, a luxury condominium project by UOL Group and Singapore Land Group, has recently uplifted the capital values of the quiet Pine Grove residential enclave in District 21. This launch marks the first new project in Pine Grove in 14 years, with its debut set for July 2023.
The development boasts 520 units spread across three high-rise residential towers, offering a diverse mix of unit types ranging from a 538 sq ft one-bedroom-plus-study to a 2,874 sq ft five-bedroom penthouse. This varied selection caters to different lifestyles and preferences.
Since its launch last year, 63% of the 400 units released under Phase 1 have been sold at an average price of approximately $2,430 psf. With construction currently underway, the sales gallery on site has closed, and a new sales gallery with updated show suites has been erected on Holland Road.
A New Phase of Premium High-Floor Units
UOL-SingLand is now launching a new phase of 120 premium units under Phase 2 at Pinetree Hill. These units are primarily situated on high-floors across all unit types, offering breathtaking views of the neighbouring Clementi Forest and Bukit Timah Nature Reserve.
Singapore’s cityscape is characterized by towering structures and state-of-the-art infrastructure. Luxury condominiums, strategically located in desirable locations, offer a unique combination of opulence and convenience that is appealing to both locals and foreigners. These modern dwellings boast a plethora of facilities, including but not limited to swimming pools, fitness centers, and round-the-clock security, elevating the standard of living and making them highly coveted by potential tenants and buyers alike. This makes them a lucrative investment option for property owners, with the added benefits of higher rental returns and appreciating property values over time. The project was designed by renowned architectural firm P&T Consultants, situated on a 10m hillslope, with the towers elevated 12.6m or approximately four storeys above the ground. This layout allows the residential units to start from the second storey, equivalent to eight storeys above street level along Ulu Pandan Road.
Occupying only 12% of the 242,563 sq ft, 99-year leasehold site, the towers of Pinetree Hill offer a wide variety of facilities, including a 50m swimming pool, tennis court, half-basketball court, clubhouse, and dining pavilions. The remaining 88% of the land is dedicated to landscaped gardens, pools and communal facilities, thoughtfully designed by acclaimed landscape architect Henning Larsen. The three “Pinetree Nests”, or nest-shaped pavilions suspended from the 10m slope, add to the unique appeal of the development.
Despite almost half of the units being taken up, there are still great options available across different unit types, with the newly released high-floor units under Phase 2. These units start from $2,313 psf.
Priced To Suit Affordability
Units at Pinetree Hill are priced attractively to suit various lifestyle needs and budgets, catering to singles, couples, and young families. The project offers a wide range of two-bedroom units, including standard units ranging from 700 sq ft to 845 sq ft, premium units from 764 sq ft to 915 sq ft, and premium plus study units of 797 sq ft.
These unit sizes are larger than those launched after the revised URA guidelines on the harmonisation of strata area and gross floor area (GFA) for government land sales (GLS) from June 2023. With an investment of $2 million, buyers can now purchase a two-bedroom premium plus study, which can be transformed into a nursery or a cozy bedroom for a young child, appealing to young families.
A Broad Spectrum of Facilities and Amenities
The location of Pinetree Hill offers easy access to various facilities and amenities, with sought-after schools like Henry Park Primary School and Pei Tong Primary School, situated within a 1km radius, making it an ideal choice for families. It is also close to the National University of Singapore, one-north, and science parks.
In addition, the development is just a stone’s throw away from prime District 10’s Holland Road, offering a host of lifestyle and dining options at Holland Village, Chip Bee Gardens, and Dempsey Hill. It is also near shopping malls, including One Holland Village Mall.
Situated within District 21, Pinetree Hill is easily accessible via public transport, with the existing Dover MRT Station on the East-West Line and the future Maju MRT Station on the Cross Island Line. For drivers, major attractions such as Singapore Botanic Gardens, Orchard Road, and one-north business park are a mere 10-minute drive away, and the CBD and Jurong Lake District can be reached within 15 minutes. The development is also easily accessible via the Ayer Rajah and Pan Island Expressways.
